About the Process
Planned Unit Development (or PUD) is a zoning designation used by many jurisdictions, including Elbert County. As defined in the Elbert County Zoning Resolution, Planned Unit Developments are essentially “customized zoning” districts that are intended and encouraged to promote “innovative approaches” to land use planning in the County. The Planned Unit Development process also involves extensive regulatory compliance, including coordination with County staff and referral agencies, as well as multiple third-party technical reports.
What is a PUD?
A PUD is used to modify existing zoning districts for greater flexibility or specificity of uses. PUDs can modify a zoning district such as Agricultural to allow for additional land uses in exchange for improved energy and water conservation, efficient use of open space, preservation of environmental conditions and increased compatibility with the development objectives of Elbert County.
Why PUD?
Location: Located on the eastern edge of Elbert County, approximately eight miles south of Agate and eight miles west of Limon, bisected by State Highway 86.
Size: 5,672 +/- acres
Use: Proposed uses include Industrial Agriculture, Industrial and Technology Infrastructure, Energy, and Transportation.
Status: The project team is in the early stages of rezoning the site to a PUD.
